For Property Owners

Our $49/month + 6.9% of collected rents management fee covers all day-to-day property management tasks including rent collection, tenant communication, financial reporting, property inspections, lease enforcement, and 24/7 emergency coordination. There are no hidden fees or additional charges for these services.

We coordinate all maintenance and repairs through our network of trusted contractors. Importantly, we charge zero markup on any maintenance or repair costs - you pay exactly what we pay. For non-emergency repairs, we'll get your approval before proceeding with work over a predetermined threshold.

You still pay the $49/month base fee during vacancies, but you don't pay the 6.9% of collected rents since there's no rent collected. During vacancies, we actively market your property across multiple platforms to minimize downtime and find qualified tenants quickly.

Our comprehensive screening process includes credit checks, criminal background checks, eviction history, income verification (we require 3x monthly rent), employment verification, reference checks from previous landlords, identity verification, and fraud prevention and detection measures. This thorough process helps ensure we place reliable, qualified tenants.

We offer month-to-month management agreements. There is a cancellation fee equal to management fees through the end of the current lease term. We believe we should earn your business every month rather than lock you into a rigid contract.

Rent is due by the 1st of each month with a grace period through the 3rd. You will receive an Owner Statement every month on or before the 8th, at which time any owed disbursement is also sent with next-day funding speed ACH deposit directly to your bank account.

Our tenant placement fee is refundable on a pro-rated basis if the tenant doesn't fulfill their initial lease term. This protects you and demonstrates our confidence in our screening process.

Yes, we handle the entire eviction process if it becomes necessary, from serving notices to coordinating with the courts. The only cost to you is the filing fees at the court - we represent you without additional cost up to the point of any extremely rare appeal that would require an attorney at cost. While evictions are rare with our thorough screening process, we have the experience to handle them efficiently when needed.

For Current Tenants

Rent can be paid easily through our online tenant portal using a bank account, debit card, or credit card. You can also set up automatic payments to ensure you never miss a due date. We also offer cash payment slips for those who prefer to pay in cash at participating locations.

Maintenance requests can be submitted 24/7 through your tenant portal. For emergencies (flooding, no heat in winter, security issues), call our emergency line immediately. We respond to all requests promptly and keep you updated on the status.

Pet policies vary by property. Check the listing details or contact us to find out if a specific property allows pets and what the pet deposit/fee requirements are.

For Prospective Tenants

You'll need to provide proof of income (minimum 3x monthly rent), valid photo ID, completed application, and pay the application fee. We run credit checks, background checks, and verify employment and rental history.

Most of our properties offer self-showing options so you can view them on your schedule. Visit our Available Rentals page to see listings and schedule a showing. Some properties may require an accompanied showing.

We typically process applications within 1-3 business days. Having all required documentation ready (proof of income, ID, completed application) helps speed up the process.

In the event your application was not able to be considered and reports were not run, we can refund the fee. The application fee is non-refundable once spent on credit and background reports.
